Real Estate Unit
A unit is one thing a buyer can buy: an apartment, a shop, a plot. It belongs to one property, has a type and a size, says whether it is for sale, for buy back sale or for rent, and can carry its own price and additional charges.
What it is for
The unit is what a Sales Agreement sells. Which units the agreement's Unit No lookup offers depends on fields on this screen:
- For an agreement of type Sales, the lookup leaves out units ticked Unit For Sales Buy Back, units ticked Block, units with a reservation covering the agreement date, and units already on a sales agreement that is not cancelled, refunded or bought back.
- For an agreement of type Buy Back Sales, it offers only units ticked Unit For Sales Buy Back, again leaving out blocked and reserved ones.
The one rule people get wrong: Unit For Sales does not decide what the lookup offers. A unit with it unticked is still offered for sale. What the tick does is protect the unit: once a sales agreement exists for the unit, the save refuses to untick it.

The discount, net, tax group and tax zone columns of Unit Additional Price show only when Discount and Taxzone are ticked on Real Estate Setting.
Reservations
The reservation window, opened from the toolbar, holds lines of Reserved For, Reserved By, Reserved Date From, Reserved Date To and Line Text. A unit with a reservation covering an agreement's date is not offered on that agreement.
How to configure it
Create units one by one here, or many at once on Units, which fills only Unit No, Name and Property: open each generated unit afterwards to set its type, unit of measure and size.
Scenarios
- A buyer wants to hold an apartment for a week while arranging funds. Add a reservation for those dates. No one else can sell it on an agreement dated inside them.
- A booking is taken before the floor plan is final. Make an Open Unit, sell it, and later move the agreement onto the real unit with the assign-unit action on the agreement.
- A buyer returned a unit under a buy back scheme. Tick Unit For Sales Buy Back and pick the buy back agreement. The unit is then offered only on Buy Back Sales agreements.
What it is connected to
- Property holds the unit.
- Pricing Profile prices it first; the Unit Price tab is the fallback.
- Sales Agreement sells it.
- Maintenance Pricing Agreement rates it by category, type, sub type, unit and phase.
If something looks wrong
- "Name cannot be empty", "Property cannot be empty", "Unit Quantity cannot be less than zero". Fill the field.
- "Same Property Unit already exists in Property ...". That unit number is already used in this property.
- "Currency ... cannot be duplicated". The Unit Price tab has two lines for one currency.
- "For this unit, a sales agreement has already been created; settings cannot be changed". You unticked Unit For Sales on a unit that already has a Sales agreement, or Unit For Rental on one that has a Rental agreement. Tick it back.
- The unit is not in the agreement's Unit No list. It is blocked, reserved on that date, marked for buy back sale, or already sold.
