Pricing Profile

A pricing profile is the price list of one pricing period. Each line prices units of one property: a single unit, every unit of a property type, or every unit of a sub type, in one currency, with an optional discount and additional charges. When a sales agreement is created, its unit price is read from here.

What it is for

A unit's price can be kept in two places: on the unit itself (the Unit Price tab of Real Estate Unit) or here. When a Sales Agreement is created, the system looks here first, in the pricing period that holds the agreement date. Only if no line here fits does it fall back to the price on the unit.

A line fits a unit when all of these hold:

  • the line's Property is the unit's property, and its Currency is the agreement's currency;
  • the line is based on the unit itself, or on the unit's property type, or on the unit's sub type;
  • the line's Floor is empty or equals the unit's floor;
  • the line's Property Type column is empty or equals the unit's property category;
  • the line's Unit equals the unit's unit of measure. This one is not optional: a line with a different or empty Unit never fits.

When several lines fit, the order is: a line for the unit itself, then one for the property type, then one for the sub type; within those, a line with a Floor before one without, and a line with a Quantity before one without.

The maths: if the line has a Quantity and the unit has a Unit Quantity, the price is the line's Price divided by its Quantity, times the unit's quantity. A line priced at 4,500,000 for 1,000 square feet gives a 1,200 square foot unit a price of 5,400,000. Without a quantity, the line's Price is the unit's price as it stands. The line's Discount % is carried to the agreement.

The Unit No column on the lines is not used: when Base On is Unit, the unit is the Base On Value.

How to configure it

  1. Create the pricing period.
  2. Create a profile for it. Add one line per price: pick Base On first, then the value.
  3. Set Unit to the unit of measure the units carry, and a Quantity if the price is per area.
  4. Add additional charges to a line if every unit it prices carries them.

The Discount and Taxzone switches on Real Estate Setting show or hide the discount and tax columns of the additional prices.

Scenarios

  • Apartments are priced per square foot, corner ones at a premium. Add a line per property type with Quantity 1 and the rate per square foot, and a line per corner unit with Base On Unit, which wins over the type line.
  • The fourth floor sells at a premium. Add a line with Floor 4; it wins over the same line with no floor.
  • Prices rise next quarter. Make the next pricing period and a new profile for it. Agreements dated in the new period read the new prices.

What it is connected to

If something looks wrong

  • A new agreement shows the unit's own price, not the profile's. No line fits. Check the Unit column against the unit's unit of measure first, then the floor, the currency and that the agreement date is inside the period.
  • A unit gets the type price instead of its sub type price. A type line beats a sub type line. Remove one of them.
  • Discounts above the upper limit are accepted. Discount % Upper Limit is not checked anywhere.
